Pre-Approval

It is important to know exactly how much you can afford before we start viewing properties. We will introduce you to our trusted team of mortgage agents to prepare your finances.

Property Viewings 

We will book appointments and view properties that suit your specific needs and criteria.

Submit an Offer 

We utilize our expertise to place an offer for you, negotiate and secure a conditional (or firm) offer.

Condition Fulfillment

Now is the time to work together and fulfill the conditions of your offer. Often times this includes financing & inspection (among others). We will connect you with the proper outlets to have this completed.

Firm Offer

Congrats, you have fulfilled your conditions and now have a firm offer! Now is the time to work with your lawyer to finalize the details prior to closing day. We will refer you to our knowledgable team of lawyers.

Moving Process

You'll want to get ahead of the game and be sure to pack with plenty of time ahead of closing. We have a wonderful cleaning crew that can help with the stress of the final clean.

Closing Day

It's closing day! Congratulations you now own a home. Your lawyer will confirm the final details on closing day & transfer the title of the home into your name - you are now a Homeowner.

  • What is a conditional offer?

    When you write a conditional Offer to Purchase, it means you want to buy the property but before making it a firm sale, you want the ability and time to review or confirm information. Some common conditions include home inspection, financing, and a review of condominium documents (if buying a condominium).

  • What is a competing offer?

    The term Competing Offers means simply that two or more Buyers are formally competing for the same property. Typically this involves each offer being presented in the order in which they are registered. 

  • What is the purpose of the deposit?

    The deposit demonstrates the commitment of the buyer to the seller to complete the purchase.

  • Where does the deposit go?

    Deposits are traditionally held by the statutory Real Estate Trust Account of the seller’s brokerage.

  • What are closing costs?

    Closing costs are a combination of fees, ranging from legal fees, land transfer tax to appraisal costs, that are owed in addition to any relevant down payments, deposits, home insurance and mortgage costs.
